The question behind “best company” is usually about confidence.
The reviewed discussions show people comparing DIY, remote, and more detailed study approaches while asking about quote scope, documentation, provider responsiveness, and support if questions arise later. Those are reasonable screening topics. A recommendation by itself is not enough to establish that a particular approach fits a particular property.
Maven is a cost-segregation provider, so the commercial interest is clear: we would like to earn your business. The purpose of this page is not to declare Maven-or any other firm-the winner. It is to provide a comparison framework that makes the engagement terms visible before you choose.
A better comparison framework: seven questions to ask every provider.
The IRS Cost Segregation Audit Technique Guide describes principal elements of quality studies and reports, including expertise, methodology, documentation, cost analysis, asset lists, assumptions, and certifications. The guide is examination guidance rather than binding authority, but it offers a useful way to make a provider conversation more specific.
| Ask this | Why it matters | What a clear answer should address |
|---|---|---|
| Who performs and reviews the work? | Study quality depends on the people and process behind it. | Relevant expertise, roles, and who is responsible for the final deliverable. |
| What documents and site information are used? | Source records shape the evidence supporting allocations. | Which records, photos, drawings, interviews, or other property information are considered. |
| How is the methodology explained? | A projection alone does not explain classifications. | The approach, assumptions, and how components are identified and reconciled. |
| What does the report include? | The return preparer and future reviewer need usable support. | Asset schedules, narrative explanation, assumptions, calculations, and supporting exhibits. |
| How are questions handled after delivery? | Tax return preparation and later inquiries may require coordination. | Scope of post-delivery support, response process, and engagement limitations. |
| What is excluded from the quoted scope? | A low price can reflect a narrower engagement. | Site work, document gathering, revisions, travel, additional properties, or tax-return preparation. |
| How will my CPA use the study? | A study is part of a broader tax filing decision. | How information is delivered and what your CPA needs to evaluate the filing position. |

What not to treat as proof of study quality.
A Reddit recommendation, an aggressive estimated percentage, a short turnaround promise, or a low headline fee does not by itself establish the quality or suitability of a study. Conversely, a longer or more expensive engagement is not automatically better. The question is whether the proposed scope and deliverables match the property and the taxpayer’s needs.
Do not rely on phrases such as “IRS-approved” without asking what the provider means and what documentation supports the work. The IRS guide discusses approaches and quality factors; it does not certify individual providers or create a universal provider approval label.
